House Rules Checking In and Out: - Arrival: You can settle in anytime after 4:00 PM. We'll email you the access code and Wi-Fi password the day before your arrival. - Departure: check out by 10:00 AM to give our cleaning team time to prepare for the next guests - Locking Up: When you head out, please make sure the door is locked behind you. Your unique access code will expire after your stay. Things to Keep in Mind: - Maximum Stay -Stays cannot exceed 28 days without prior written approval. - No Smoking - No Events, Parties, or Large Gatherings - Must Be at Least 25 Years Old to Book - No Pets Allowed- We maintain a pet-free property to accommodate guests with allergies and to protect our furniture. - Respect Our Neighbors - Please keep noise to a minimum before 8 AM and after 10 PM. - No Unregistered Guests or Visitors Allowed- The maximum property capacity is 6 people. Liability Disclaimer -Our pool is a maximum depth of 6 feet (when full). For your safety, diving is strictly prohibited. As the pool is up to 6 feet deep and not fenced, we caution that the property may not be suitable for young children. All children must be supervised by an adult at all times when in or around the pool area. By using the pool, you agree that the Host is not liable for any injuries, deaths, or property damage that occur during your stay. Any pool toys are provided purely for guest convenience and use is at your own risk. Safety First: - No glass in the pool area. -Diving is strictly prohibited. - Pool Maintenance - Our pool is heated for your comfort and cleaned regularly. Our pool is heated to a maximum of 85°F and cleaned weekly, but during storms with rain or wind, dust, tree droppings, pollen, and other debris may wash into the pool. - Please be aware that our pool maintenance and landscaping services may be scheduled during your stay. These services are essential to maintaining the property’s appearance and functionality. Bikes, Cameras, and Grilling: - We have two bikes for your use during your stay. Please note that while we encourage you to use them, we are not responsible for any injuries or accidents that may occur while riding. - We have two exterior cameras: one monitoring the front door (Arlo doorbell) and another monitoring the garage door (myQ video keypad). Rest assured, there are no cameras inside the house. - Enjoy the grill! Grill must be attended at all times. Be sure the fire is completely extinguished and the grill is off before leaving the area and let us know if propane is running low. Children must be closely supervised in this area. Keeping Things Tidy: - Shoes Off: We love our floors, so please leave your shoes by the entrance. - Bedroom Bliss: Let's keep the bedrooms a relaxing space for sleep. Please enjoy your meals and drinks in the kitchen or dining area. - Furniture Fun: We've carefully arranged the furniture to create a cozy atmosphere. Please leave it as you found it. - Grill Clean-Up: After your BBQ feast, please give the grill a quick clean. - Oops! Accidents happen. If anything gets broken, please let us know right away. A Few More Helpful Notes: - No illegal substances are allowed on the premises. - Air conditioner: you can adjust the temperature using the thermostat on the wall is close to the bedroom. Please try to keep it between 70 and 77 degrees. - Dishwasher: you will find the dishwasher tablets under the kitchen sink. - Dryer and washer are in the garage. - Florida Wildlife: Please be aware that palmetto bugs (cockroaches) are common in Florida's outdoor environment. While we take precautions to keep them out of the property with regular pest control and by sealing entry points, they may occasionally enter, especially if doors or windows are left open. Seeing one or two does not necessarily indicate an infestation. We appreciate your understanding. Checking Out: Before you leave, please do these three quick things: - Dishes and Trash: Please place all dishes in the dishwasher and start the easing cycle, empty the trash, and take it to the outdoor bin. - Load the white bath towels in the washer and start the washing cycle. - Lock Up: Ensure all doors and windows are securely locked when you leave.
